Website information

Website content is provided for general information and may be changed without notice. We try to keep rental availability, pricing, features, and policies current, but website content is not a promise, lease, management agreement, or guarantee. A signed written agreement controls if it differs from website content.

Acceptable use

You may use the website only for lawful, personal, and legitimate business purposes. You may not attempt to disrupt the site, bypass security or spam controls, submit false or misleading information, impersonate another person, scrape the site at unreasonable volume, or use its content in a way that infringes another person’s rights.

Rental availability and pre-screening

A rental listing may be changed, withdrawn, or rented at any time. Submitting a pre-screening application does not reserve a property, create a landlord-tenant relationship, guarantee a showing, or guarantee approval. Pag’s Properties may request clarification or additional non-prohibited information and may evaluate applicants under lawful, consistently applied rental criteria.

Multiple applicants

The primary applicant may submit one household pre-screen containing information for additional adult applicants only with their knowledge and permission. The person submitting confirms that all listed applicants are at least 18 years old, that each adult provided or authorized the information entered for them, and that each adult may be contacted separately. Each adult must use a unique email address.

Accuracy and verification

You certify that the information submitted is complete and accurate to the best of your knowledge. You authorize Pag’s Properties to contact the employers, income sources, landlords, property managers, and references identified in the pre-screen to verify the information provided. Materially false, misleading, or omitted information may end consideration, subject to applicable law.

Formal screening

This website form is only a preliminary pre-screen. If the household moves forward, each adult applicant may be required to complete a separate application, identity verification, credit check, background check, income verification, and other lawful screening through a third-party screening provider. Any formal screening will be subject to separate disclosures, consents, fees if applicable and disclosed, and the provider’s terms and privacy practices. This website submission by itself does not authorize a consumer report.

Sensitive information

Do not enter Social Security numbers, dates of birth, driver’s-license numbers, bank or payment-card information, login credentials, credit or background reports, or sensitive documents in this website form or its open-text fields. Pag’s Properties will request any later screening information through an appropriate separate process.

Communications

By submitting a form, you consent to receive email, phone, or text communications reasonably related to that inquiry or application at the contact information provided. Consent to communications is not a guarantee of service, approval, or tenancy.

Equal housing opportunity

Pag’s Properties considers rental inquiries and applications without unlawful discrimination and does not use this website to request information about protected characteristics. Do not include protected or highly sensitive personal information in open-text fields unless it is necessary to request a legally protected accommodation through an appropriate contact channel.

Third-party services and links

The website may link to or rely on services operated by Vercel, Cloudflare, Resend, screening providers, and others. Pag’s Properties does not control third-party services and is not responsible for their availability, security, content, or separate terms, except as required by law.

Intellectual property

The site design, text, branding, and original materials belong to Pag’s Properties or their respective licensors. You may view and print materials for personal use but may not republish, sell, or commercially exploit them without permission.

Disclaimers and limitation of liability

To the extent permitted by law, the website is provided “as is” and “as available.” Pag’s Properties disclaims implied warranties relating to the website and is not liable for indirect, incidental, special, consequential, or punitive damages arising from website use or inability to use the website. Nothing in these terms limits rights or liability that cannot legally be limited.

Changes, governing law, and contact

We may update these terms by posting a revised version and effective date. Maine law governs these terms, without limiting rights that apply under other controlling law.
