Comprehensive Management
At Pag's Properties, our main goal is to provide property owners with comprehensive property management services that help maximize the value of their investment. All of the below services are included in the monthly rate.
Tenant Placement
This includes advertising the unit, scheduling showings and answering questions to prospective tenants, a comprehensive screening for all occupants, executing a lease and completing a move in checklist.
Tenant Renewal
When a tenant is up for renewal we evaluate the units current rent vs market rent and make an adjustment to the renewal rate, if necessary. We then manage the process to renew the lease with the tenant.
Payment Processing
We manage the full process to collect rent from tenants by cash, check, bank transfer or credit card. Owner distributions are calculated and dispersed monthly, as well.
Repair Coordination
We have a repairs staff that manages 95% of the repair requests. For specific repairs that require outsourcing, we manage the coordination and payment to vendors. Detailed receipts are provided for all repairs.
Utility Coordination
For services included in the rent such as heat, water/sewer, electric, plowing, lawncare, ect - we will manage the coordination of services.
Evictions
The responsibility to place quality tenants is on us and we won't ever place the cost burden of removing a bad tenant on the property owner.
